‘Moor’ tenants for Up Property’s Moorabbin development

Up Property’s iconic Morris Moor development will soon be home to an array of new tenants, with the boutique property developer securing an additional two businesses, including premium furniture wholesaler, Satara Australia, and global leading automotive software company, Infomedia Ltd.

Representing significant demand for unique office space and commercial accommodation in the Moorabbin area, the agreements follow the securing of yoga studio, The Light Practice Yoga now set to open in July and EFM logistics within the prominent main office building at 1 Cochranes Road at the end of 2019. The agreements mean Morris Moor has delivered over 26,600 square metres of refurbished or new space to date across multiple stages, with almost 90% already occupied or committed under lease.

Known for their range of carefully designed and curated residential and commercial furniture pieces that supply popular television show “The Block” and the interior design industry, Satara Australia will take up a near 3,000 square metre tenancy in what was previously the old Philip Morris manufacturing building at Morris Moor. This will include a new office, 690 square metre office/showroom and a 2,290 square metre warehousing and distribution facility.

Andrew Johnston, owner of Satara, explains that Morris Moor presented an opportunity for the business to become part of a vibrant destination that would not only appeal to their team members, but to potential clients as well.

“We were looking for a larger location for our current Braeside showroom and Morris Moor really fit the bill as it was not too far from home (I live in Bayside), was closer to the city for many of our clients and is also located in an area that is full of other interior design related businesses. The fact it is a mixed-use site really appealed to us as it will provide a great environment for our staff and an upmarket feel for many of our interior design clients, who will be able to sit and enjoy a coffee in Morris Moor’s future hospitality precinct after visiting our showroom,” said Andrew.

Directly opposite Satara, Infomedia Ltd has also secured 900 square metres of truly unique office space fronting Cochranes Road, after Morris Moor fit their brief of a large, unique, single floor office with significant street exposure and surrounding amenity for their team. Both new tenancies will be brought to life by newly appointed Profile Interiors, who will be responsible for the initial building and refurbishment of each space within the ground floor of Building Four at Morris Moor.

Infomedia Ltd CEO Jonathan Rubinsztein said “The Morris Moor property provides a great opportunity for Infomedia Ltd to bring the Melbourne team together in a space that really illustrates our identity, our culture, our values and our innovation. After a year of challenge, growth, opportunity and working from home, we are looking forward to collaborating together and with customers in this creative precinct.”

Up Property Managing Director, Adam Davidson, explains that upon completion Morris Moor will provide tenants and their staff with a well-connected, diverse location that features an array of amenities typically not found in the surrounding industrial area.

“From its inception, we wanted Morris Moor to become an innovative workplace community and an iconic new urban destination for the local neighbourhood. We are really excited to welcome Satara Australia and Infomedia Ltd to Morris Moor, joining the already existing 80+ businesses on site, including co-working and co-warehousing facility, CLIK Collective, Schots Home Emporium who have already opened their impressive 4,140 square metre showroom facility, and many more.”

“Despite the obvious challenges COVID-19 created, we are excited to have a number of deals in the pipeline and have found enquiries coming through are extremely genuine from potential tenants who are searching for unique opportunities like Morris Moor. We look forward to announcing these soon and welcoming even more like-minded businesses to become part of the Morris Moor community.”

“Morris Moor is already delivering on our vision of becoming an engine room where new innovative businesses can flourish, with a beautifully designed landscaped area and a monthly community food and wares market, Good Commons which was already up and running and will return as COVID restrictions lift, along with a number of other businesses set to open in the coming months” said Adam.

Light Practice Yoga is due to open in July 2020, along with a 120-place childcare centre, Kids Club, set to open later this year and popular brew pub, Stomping Ground, which is due to start construction in the coming months.

With a strong mix of start-ups, technology, design, food and fitness focused companies, current commitments secured by Up Property will see approximately 580 staff working from Morris Moor this year, with an estimated 1,600 workers upon completion.

The wider Morris Moor masterplan includes over 50,000 square metres of leasable mixed- use spaces across an existing eight buildings, which Up Property is transforming alongside newly appointed builder, Profile Interiors.

Up Property have leased all but 478 square metres in the prominent 5,000 square metre corner office building and are currently taking enquiries for the limited office, retail and industrial opportunities remaining across Morris Moor.
